Chapter 184: Chapter 183: The Right Location (2)
The abandoned restaurant was located two streets away from the central avenue.
Although it was not on the busiest road, the location was still excellent. The street was wide enough for carriages to stop, and several high-end shops surrounded it. The building itself was huge.
The front gate was very dusty, and the doors were sealed. Weeds had begun to grow between the stone tiles near the entrance. But even in its abandoned state, one could still see the former grandeur of the place.
The building had nine floors.
Behind the main hall was a large inner courtyard, and behind that courtyard was a small separate residential compound. There were side buildings, storage rooms, an old wine cellar, servant quarters, and a wide kitchen area that was several times larger than the one Li Jain had used before.
Li Jain walked through the front hall and looked around.
The old tables had already been removed, but the floor remained solid. The walls were faded, and some carvings had cracked. Several old formations were still hidden in the beams and pillars, though most of them had run out of power.
Li Jain raised his hand and touched one of the pillars: "This formation was not bad, I wonder which master drew it." he said.
Sun Qiao’s eyes lit up and he asked excitedly: "Master Li understands formations too?"
Li Yujian looked at him with warning in his eyes.
Sun Qiao immediately corrected himself: "Of course, Master Li is naturally capable."
Li Jain did not notice the small exchange. He continued walking toward the back.
The kitchen was the part he cared about most. Luckily, the kitchen space was very large. There were old stoves, counters, several sealed storage chambers, and a damaged fire-gathering formation on the ground. The ventilation path had been carefully designed, and even though the place had not been used for a long time, there was no strange rotting smell.
Li Jain looked more satisfied the longer he inspected it.
Liu Xiong stood beside him and looked around as well. He has no idea what to expect but as long as Li Jain likes it, that’s all that matters. "Do you like it?" He asked
Li Jain nodded: "It’s not bad. What do you think? Otherwise, we can keep searching."
"That won’t be necessary." Liu Xiong shook his head.
The abandoned restaurant was excellent, but District Seven was not close to their residence. That’s the only problem Li Jain is facing right now. If he reopened Spiritual Tavern here, going back and forth every day could be inconvenient.
The children have school, training, and their own schedules. He doesn’t want them to spend too much time traveling just because of the tavern.
Sun Qiao seemed to have expected this concern. Many people doing business here face similar problems and that is, district seven is far from home.
He quickly said, "Master Li, the back compound made look small from the outside, but it’s quite large. The former owner lived there with his family. It has nine main rooms, several side rooms, a study, a small training courtyard, and a private garden. If renovated properly, it can accommodate a large family. There is also space to build more rooms if needed."
Li Jain’s eyes brightened: "Oh, really?"
"Can we see it?"
"Of course."
The residential compound behind the restaurant was more desolate than the front, but the layout was good. The main courtyard was wide, the rooms were arranged neatly, and there was even a small lotus pond that had dried up because no one had maintained the water formation.
If they renovated the place properly, they could stay here whenever the tavern was busy. They wouldn’t need to travel back late at night.
Li Jain turned to Li Yujian and asked: "What do you think?"
Li Yujian looked around carefully: "I think it’s good. But isn’t it too big?"
Li Yujian was a bit worried, previously in their old apartment, people kept trying to sneak in and steal from them. He was even kidnapped once because of that. Now that this resident was three or four times larger than the old one, he was worried that they wouldn’t be able to defend it.
"You have nothing to worry about, little Jian. Even without formations, your uncle Liu can guard this place just fine." Liu Xiong said confidently.
Li Jain looked at him and refused: "We are doing business. If your uncle Liu stood here as a guard, no one would dare come in and buy."
Liu Xiong laughed awkwardly, but Li Yujian was very curious. ’Just how strong is Liu Xiong?’ Even his father spoke highly of him.
Sun Qiao smiled when he saw that they had chosen the place: "Master Li has chosen well. Although this building has been abandoned, it was once the face of this street. If your Spiritual Tavern opens here, many old customers will also be curious. I’m sure your business will prosper here."
"What happened to the previous owners of this place? Why did all of them close down?" Li Yujian asked.
"Oh, that? The old owner was losing money. The costs could not meet the demand. Even though the restaurant was famous. With not enough profit, they had no choice but to borrow money to keep the restaurant running. Unfortunately, the debt grew larger. In the end, they had no choice but to close. As for the rest, I guess they just can’t maintain this place and had to relocate."
There were so many loopholes in his words but Li Jain and the others didn’t care much.
Li Jain asked, "How much?"
Sun Qiao straightened and his eyes lit up: "The asking price is one million high-grade spirit stones, While the monthly price is one hundred high grade spirit stones."
Three pairs of eyes turn towards him instantly, making Sun Qiao a little embarrassed.
Sun Qiao immediately said: "This price includes the main restaurant, and the back compound, along with the commercial license transfer. The land in District Seven is not cheap. If this building had not failed and been abandoned, it would not be sold at this price."
Li Jain thought about it. One million high-grade spirit stones was a lot, but not to him.
Not to mention, this place was big, the location was good, and it solved both the tavern and temporary living problem. More importantly, the building had once been a spiritual food restaurant. Renovation would be much easier than changing a completely unrelated shop.
Li Yujian said through sound transmission, "Father, the price is high, but not unreasonable. We can ask for renovation contact and get the commercial license."
Li Jain looked at him and nodded slightly. Then he said to Sun Qiao: "I can buy it, but I want the necessary property records, and ownership transfer. Also, if you have, I would like renovation worker contacts included."
Sun Qiao was stunned. He had expected them to start bargaining. He didn’t expect Li Jain to accept so quickly but ask for practical additions.
Sun Qiao quickly recovered and smiled. "Of course. Those can be included."
Li Yujian added: "Also, any existing debts must be cleared before transfer. We are buying the building, not the former owner’s trouble."
Sun Qiao was amused by him.
"Please rest assured, Young Master Li. The property has already been reclaimed by the merchant office. There is no debt attached to the title. I will have the records sent over for you to inspect."
Li Yujian nodded.
Only then did Li Jain take out the spirit stones and complete the first agreement. One million high-grade spirit stones.
Sun Qiao’s hands trembled slightly when he accepted the payment contract. After the agreement was signed, Luo became even more enthusiastic.
"Master Li, since the building needs renovation, I can recommend several reliable teams. One team specializes in restaurant repairs. There is also a woodwork master who previously repaired several high-end pavilions. If Master Li wants the work done quickly, I can arrange for them to come inspect the building tomorrow."
Li Jain nodded. "I will have to Mr. Sun."
Sun Qiao smiled brightly: "It’s trouble. I will handle it immediately."
Li Yujian looked at the building once more: "Father, where are we going next?"
"Let’s find somewhere to eat. We have been running around all day, you must be hungry by now."
Only after Li Jain said did Yujian felt how hungry he was, but he didn’t admit it.
Liu Xiong: "I think it’s about time the others return as well."
Li Jain paused, and nodded.
Bai Lian, Hou Mingyu, Zhou Lifen, Ding Weiyuan, and Fu Seng were still handling their own duties outside. If the tavern was moving and reopening in South River City, they needed to return.
Li Jain took out a message talisman and sent the news. The talisman burned with a soft light.
One message split into several streams and flew toward different directions.
After everything was settled, the three of them went to a nearby restaurant to eat.
